The proposal for 4420 N. Fairfax Drive is a 19-story multifamily
residential apartment building with 289 units and approximately
6,800 square feet of ground-floor retail. The project will have
a modern, sleek design with an all-glass exterior facade. The
overall design is intended to target the large number of young
professionals in the area through a healthy, "green," hip and
modern holistic set of attributes, including:
Highly-desired amenities, including a pool and roof deck on
the 18th floor, outdoor cook-out area, penthouse-level club room
with panoramic views and an outdoor terrace area; 24-hour
front-desk attendant and concierge; highly-designed lobby lounge
and visitor waiting area; fitness studio with top-of-the-line
equipment; and, a business center
Open floor plans with spacious living areas along the
exterior window line, which allows for very spacious-feeling
units
Requesting a reduced parking ratio, in-line with existing
parking occupancies in other metro-served multifamily projects in
the Rosslyn-Ballston corridor, which will encourage metro-use and
other alternative transportation modes by the building's
residents and make the project a model in Arlington for
successful Transit-Oriented Development (TOD)
Unit sizes will be slightly smaller and more efficient than
other comparable projects in the DC metro area, which will bring
market-rate prices to a more affordable level, especially for
such a new, highly-amenitized apartment building
Working to locate and attract retail tenants that compliment
the overall holistic theme, such as a modern, healthy cafe, a
fitness club, or a specialty foods store.
In addition, one of the more unique aspects of this project is
that JBG will be partially funding and managing the construction
of the new Western Ballston Metro entrance tunnel, which will
include two elevator shafts located adjacent to the proposed
building.
